Specific accountabilities :

Reporting to the Director, Technical Services, the incumbent is responsible for the effective execution of activities related to the complex’s general upkeep and architectural maintenance.

Manage, analyze, coordinate, plan, supervise and closely monitor the quality of services assigned to him or her (general maintenance, locksmithing, woodworking, painting);

Ensure that maintenance and repair operations are carried out in accordance with the highest-quality standards and norms;

Supervise personnel assigned to him or her and ensure work meets stipulated requirements;

Monitor work routines for the preventive maintenance system;

Manage all general maintenance enquiries made by tenants and internal departments via the service call system; 

Draft and prepare calls for bids and bidding documents for areas under his or her supervision;

Plan and prepare budgets and develop corrective action plans for the entire department and ensure compliance;

Make recommendations about architectural problems within the complex to ensure real estate projects proceed smoothly;

Ensure compliance with yearly action plans;

Make supervised employees aware of the importance of controlling costs;

Ensure staff members are adequately trained to carry out their tasks;

Follow up on monthly staff inspections; develop and implement plans accordingly;

Perform various inspections within the complex, in accordance with established procedures;

Hold meetings with fellow team members concerning department activities;

Ensure constant support and communication with the construction and other departments with respect to all capital and development projects;

Prepare proposals and follow up on files with clients;

Ensure that internal and external procedures and standards are adhered to;

Carry out any other related tasks required as part of the job or requested by the immediate supervisor. 

 

Key requirements

College diploma in building management or architectural techniques, or experienced deemed equivalent;

Three to five years of practical experience as a coordinator or supervisor of a maintenance department;

Proven ability to manage unionized employees;

Good sense of initiative and judgement; highly organized and self-directed;

Leadership style focused on coaching, participation, engagement and motivation;

Ability to meet established deadlines;

English spoken and written an asset;

Team spirit and commitment to continuous quality improvement;

Proven ability to work in a computerized environment; proficiency in Word, Excel and OneWorld;

Available 24/7 for emergencies.
