Summary of Position
This position is responsible for all aspects of property operations for a portfolio of retail space. The individual we are seeking will draw upon their experiences in property management, building operations and budget control, one who exhibits a high degree of professionalism in communicating with the client, tenants' and contractors. The successful candidate shall ensure the property is managed in accordance with the approved business plans and Client expectations in creating value at the properties.
Responsible for the overall effective and efficient operation of the portfolio;
Develops Property Budgets, manages tenant receivables, and anticipates not only operational issues but also short and long term owner /tenant needs.
Develops working relationships with Client / Tenants / support staff and contractors.
Establish contacts within the industry to monitor property management trends and activities.
Guided by general management objectives, applies creative/resourceful thinking to complex property/tenant issues.
Proposes major capital expenditures to enhance asset value.
Independently makes day to day property decisions including financial (within approved budget relationship and operational decisions.
Makes recommendations to next level of management on matters outside existing policies and procedures.
Independently demonstrates an ongoing, continuous learning focus.
Recommends and implements enhancements to current procedures within own area of responsibility. Identify issues that have potential to negatively impact the effectiveness of the department, research and recommend possible solutions to management.
Understands business plan, as well as regional and corporate goals and their impact on the property.
Fully fluent and understands lease terminology and business terms.
Provides development and leadership support to team members.
Ensure tenant service requests are addressed in a timely and professional manner, whether completed by internal staff or contractors.
Other duties as assigned.
Minimum of 5 years property management experience with a minimum 2 years managing staff.
Must have a thorough knowledge of building operations with exposure and experience in budgeting and business planning process.
Aptitude for figures with exposure to account receivables, collections and financial statements.
Knowledgeable on report writing, financial reporting requirements.
Favorable preference will be given to those with or working towards their RPA or CPM designations.
Excellent customer service skills with ability to partner with clients to meet client needs.
Excellent time management/organizational skills to simultaneously handle and prioritize multiple projects.
Proven planning/organizational skills; able to cope with changing client needs & deliver successful results within agreed time frames.
Excellent communication skills (verbal and written); able to communicate effectively across all organizational levels.
Detail oriented; ability to work under pressure and deliver timely and accurate results.
Self motivated, self starter, professional and flexible; able to work both independently and as part of a team.
Demonstrated ability to resolve problems using facts and sound reasoning.
Proficient in MS Office Suite. Familiarity with JD Edwards an asset.
